1000% this. Hell generally there will be a flash flood watch/warning and then there’s not much rain at all. The rivers may not even rise. You become inoculated to the warnings or watches unless there’s a very specific forecast several days out, warning of significant flooding…
One of the problems with flash flood warnings in our area is they are really common and generally mean that low water crossings will flood. No one interprets them as "houses that have stood for decades will be washed away." We may need to rethink the types of warnings down here.
