Reurbanizing America Through Abundance 🇺🇸
The average NEPA impact statement takes 4.5 years to complete. That's ridiculous. Here's a list of things that took less time to BUILD than it takes to complete a 575 page impact statement... 1. Golden Gate Bridge - 4 years, 4.5 months
The environmental review process is fundamentally broken.
I can't believe a bike lane would do this to someone
Yesterday’s Accident at 9th & Spruce was caused by a Car Turning Wide Onto a Street Already Made Too Narrow by the Bike Lane. Concrete Barricades Would Have Created a Bigger Disaster. @PhillyMayor @CouncilmemberKJ @marksquilla @ThielAdam @GeorgeBochetto @PhillyOTIS @PPD09Dist
One of my favorite things about Austin’s new light rail is that we get a decent section of this along with biking and walking paths!
Trams on grass, Reims edition.
he wants to destroy austin as it is austin is not a permanent thing, it is a dynamic austin is not being destroyed by "out of town" types; IT IS OUT OF TOWN TYPES
Friends: It is with great pleasure that I am announcing my candidacy for Austin City Council (District 9). This City Council has *sold out* to out-of-town developers and become a doormat for out-of-control development. I want to help us take back Austin. If elected, I pledge…
Every city needs a housing pattern book of interesting missing middle housing that developers can build in large numbers and with expedited permitting. These look awesome.
We are excited to share the New South Wales’ Housing Pattern Book has been released! @nswdphi @government.architect.nsw The Pattern Book is a wonderful selection of high-quality architect-designed homes that allow people to reimagine their houses, streets, and city. These…
This dude's campaign launch is an incredible collection of the best left-NIMBY tropes. This "selling out to out of town developers" he cries about has led to one of the single largest drops in rent in Austin's history. He's literally running on raising the rent! 💀

they're doing the meme!
"I support building cars in my district - but we also negotiate for them to cure cancer, get you concert tickets, make excellent cappuccino..."
Factories can produce beautiful homes too!
The overwhelming majority of San Francisco’s celebrated Victorian homes were built with facade elements that were mass produced with power tools in off-site factories and ordered from catalogs. Basically none of them were “hand carved.”
It’s not just that there’s a single district that stretches from Houston to the Panhandle... it’s also that they had to do *THIS* to make it pencil. Abomination.
One of the districts stretches from Houston to the Panhandle ☠️
San Francisco Mayor Daniel Lurie is very popular
It's so funny that, at least on paper, Daniel Lurie is the anti-Zohran: not conventionally charismatic, moderate, a billionaire. But I hope and think they can model two different models of successful liberal governance. sfchronicle.com/politics/artic…
TIL that Fairhope, AL was founded in 1894 by a bunch of Georgists with the goal of eliminating private land ownership and instead lease land through a cooperative, with all rent funding public goods Their motto: "We will make good theories work -- and we're doing it"

Complicated permitting requirements and ever increasing fees are pushing out the mom and pop developers. The result is an uglier and institutionalized urban fabric.
In 1991, the 10 largest builders in America captured 9% of all closings. Today, it is 43%, and it is rising. The way we entitle projects is destroying localism.
