If the feds let Toronto violate their HAF agreement without consequence, then the Housing Accelerator isn't worth the paper it's written on. Every municipality will simply ignore requirements they find inconvenient. theglobeandmail.com/opinion/editor…

This chart from a recent Globe and Mail piece did not receive nearly enough attention. New home sales are crashing across Canada - which will translate into lower housing starts in 2026-28. theglobeandmail.com/business/artic…
#topoli My @globeandmail colleague @shanedingman unpacks @shelleycarroll's claim at council that she was fighting a multiplex w/ 30 bedrooms. Now she's not talking re that project because it's more complicated than she made it out to be. theglobeandmail.com/real-estate/ar…

Note that the City did this despite their own consultants telling them that angular planes make building Garden Suites needlessly difficult. Mayor Chow's adminstration is on a roll with coming up short on housing.
lol Provincial regulation says no angular planes allowed for garden suites or laneway suites. So Toronto deleted the requirement (as they are required to do) and replaced it with new zoning that would do the same thing as angular planes.

New from me at TVO: Toronto's next election is already about housing. tvo.org/article/analys…
There has to be a better vision for this city than 'everything stays the same, just a little bit worse. '
Toronto city staff no longer recommend the Bathurst and Dufferin TTC routes get their own RapidTO lanes all the way to Eglinton. Instead, they want bus and streetcar-only lanes to stop at Bloor. torontotoday.ca/local/transpor…
