New MMI episode! We break down upcoming federal public service job cuts and how they’ll hit young Canadians the hardest. A shrinking government workforce could shut an entire generation out of shaping Canada’s future. Watch here: youtube.com/watch?v=aJullz…
New MMI piece! Governments can reduce the price of homes by tens of thousands of dollars through a direct-to-buyer development charge system, with no reduction in DCs. Most of the savings come from reduced revenue to big banks and developers. Read here: missingmiddleinitiative.ca/p/how-a-direct…

And for all the gorgeous dorks who prefer to read the transcript rather than watch/listen, here's a link to the blog: missingmiddleinitiative.ca/p/young-worker…
Here's the full episode of the MM pod on the hidden cost of government layoffs. If you enjoy the pod and would like to support our work, please subscribe to the YouTube channel :) youtu.be/aJullz0GmGA?si…
In this week's episode of The Missing Middle, @SabrinaMaddeaux and @MikePMoffatt break down the massive wave of federal public service job cuts and how they’re slamming young Canadians the hardest.
Spoiler for an upcoming piece, on the increase cost of newly built townhomes in the City of Toronto. Have to triple-check the math on this, but it gives a good idea of how reliant governments have become on never-ending home price growth.

Governments are about to take a massive tax revenue hit from reduced GTA homebuilding. Governments restructured their tax systems to make significant bets on home prices continuing to rise indefinitely. Some tough decisions are coming. blogto.com/real-estate-to…
New MMI piece: Governments are trying to make housing more affordable while simultaneously increasing housing starts. But recent GTA experience shows that's impossible without substantially lower costs. First place to start: Lowering taxes on new homes. missingmiddleinitiative.ca/p/why-lower-co…
I think this meets the technical definition of "not good". The sale of new homes in the GTA has virtually stopped.

Or 206,000 people understand board capture and the question stands
This is actually interesting - at least 206,000 people have no idea what a board of directors is.
Seeing a computer I grew up using, and is younger than I am, described as an "antique" is offensive. It's not wrong, but it's offensive.

GTA home prices have fallen below the cost of construction, so new home sales no longer track resale home sales. The only pathway to housing starts and lower prices is lowering the cost of construction. Feds could immediately shave 5% off cost by updating GST rebates.

Big Housing News🚨🚨 Councillors @CllrJamaalMyers and @JoshMatlow have introduced a motion to the Planning and Housing Committee (PHC) that seeks to: 1. Remove DCs for the 2nd, 3rd, and 4th units in multplexes up to 6 units. Previously, there was a policy cliff where if you…
It took me an embarrassingly long time to realize the piece referenced in this video is one of ours
Toronto got $471M in housing accelerator funding. The result? ⬆️ 40% increase in homebuilding taxes ⬇️ 58% drop in housing starts. ⬇️ A broken promise on sixplexes. The latest housing minister calls this a success... It’s not. It’s a warning. We need to cut the red tape, lower…
Request. We're looking to generate and include charts like this one, on new home sales, in our MMI posts and reports. We're talking to a couple of different data vendors, but does anyone have any recommendations or leads on good potential partners for us?

📉🚨New condo sales plunged 97% since 2021, costing gov'ts $6.6 billion in lost tax revenue a year! Maybe this will motivate them to get serious on housing? @MikePMoffatt and I break down shocking new data on record-low home sales. Watch here: youtube.com/watch?v=upsDL5…
This chart from a recent Globe and Mail piece did not receive nearly enough attention. New home sales are crashing across Canada - which will translate into lower housing starts in 2026-28. theglobeandmail.com/business/artic…

In the first 6 months this year in the City of Toronto: - Starts are down 62% - Single-family new home sales down 58% - New condo sales down 86% The City failed to implement HAF-required pro-supply reforms, yet the feds may let it slide. Total lack of leadership all around.

Here's the breakdown in Ontario. The largest declines are in the City of Toronto, but there are also decreases in the rest of the province.
Here’s why. Not fords fault. Also housing starts in Kingston and Ottawa are outperforming Toronto.
The GTA housing market crash has already resulted in the loss of 12000 construction/manufacturing jobs, which could easily turn into 41000 if these trends continue. All this is happening when the unemployment rate is already at 9.7%! @SabrinaMaddeaux & @MikepMoffatt disucss.
