State of the market for horizontal improvements (roads, water/sewer lines, landscaping…) in AZ: Materials: pricing holding steady Labor/contractor margins: big drop Overall: up to a 10-15% drop vs. peak costs as contractors looking for work to meet gaps in their workload
“Everyone had to give up a little bit to accomplish something for the benefit of Arizona. But after two years of negotiation and compromise, Arizonans came together to enact good water policy.” 💯 AZ has a long history of this☝️when it comes to water policy & infra. investments
Opinion: There's a reason why Arizona uses less water than it did in the 1950s, despite millions more living here. azcentral.com/story/opinion/…
“When I look out a couple of years, I remain incredibly optimistic. Not only do we have a shortage in housing, we have a scarcity of developed and developable lots & an entitlement process that has got a restrictor plate on that.” — Beazer CEO $BZH
@JBREC Awesome interview with Beazer CEO Allan Merrill. I’m not as familiar with Beazer but excited to follow them going forward. One insight shared was around the increased inventory in SMILE states, “the population has grown around 30% since the 2000s”. Good to remember…
James @jamie_rod does the best long form housing pieces, always great stuff!
An agreement is often only as good as the person making it In this business, the number & sometimes the magnitude of biz arrangements made by either a handshake or maybe a simple email would shock most people. *When you have a fiduciary, often need to get it in writing as a CYA
It has its moments (or years…it is land!), but I love this business.
Really fun to get emails like this and see land deals I’ve been lucky to work on turn into real (and amazing) communities! Check out Toll Brothers’ last phase of Sereno Canyon in N. Scottsdale! From $2.7M
