why won't US housing prices follow the same trend they have in the EU or Japan now that immigration policy is tightening? i.e. massive price declines everywhere except major cities and certain vacation spots feels inevitable if fertility trends don't reverse
what's not priced in yet? long term population decline (especially in a future with tight immigration restrictions) doesn't feel priced in yet almost at all - especially in housing future AI progress probably still not fully priced in, despite it looking bubble-like in ways
