Dear Jesus, Please give me the confidence to build a $1.785mm (asking price) home in a market where the average sale price is under $400,000 and the average income is under $65,000.

My wife is building a business based on this observation. @copperhomeco
I know this is a completely ridiculous thing to say… But I’ve toured like half a dozen projects in the last week… I don’t understand why people don’t just call me for some design advice. I really don’t.
Jesse Itzlers life is wild. Dude works out all day long and built a brand around it Alldayrunning Big Ass Calendar Hell on the Hill (events) I know hes married to a billionaire, but his life is still wild
Investors DO NOT cheap out on lighting, boob lights anyone? Bring personality into your projects with lighting The correct style, size and set the right Kelvin(2700-3000 max) help create an environment that's warm and welcoming It doesn't cost that much more to make an impact
You can buy small MF in Los Angeles and rehab right now for below replacement costs Even with that, its a sub 5% cap rate and very little demand. Not sure how this shakes out, replacement cost isnt driving buyers
$325,000 spread - most likely a wholesaler buyer who didnt want to risk disclosing their spread on a deal. The home wasnt touched - bought and re-listed. Of course you can ask whatever you want... but if they get it, home run (hope their disclosures are rock solid)

Pastor at church had this amazing quote: Generosity is the natural expression of a heart that is free. There are some really generous people on this app.
We are going to see and hear a lot more of this. Running a service business is hard - full stop. You have to understand the labor force, which can be hard for many. When the tide goes out we see who’s swimming naked
Man, just read a crazy article about a guy (on twitter) who bought an HVAC company a few years ago and just tried filing bankruptcy, and the judge said no. He is also on twitter selling services for business and life consulting and coaching. Be careful out there folks. I…
First Saturday in years I’m not on my bike… so we went for a 7 mile walk (it’s 100 out)

Remember that open roof I posted? It’s still open (X made me take the post down for violation)

One of my wife’s greatest skills, which you can hire her for, is she can value engineer better than most. $1500 consultation, $10k budget, $500 increase in rents and saved the owner tens of thousands (they were going to gut the kitchen vs saving the uppers) High ROI to…
Kitchens and Bathrooms sell and rent homes faster for more money In the kitchen we only changed the lowers and added a dishwasher. In the bathroom we used off the shelf (cheap) tile from Home Depot. Under $10k = big impact on future rents Link in bio to book a call
Every comment: “you are would have been better off in the S&P 500” 1. Your home is not an investment, it’s your home. Appreciation is a benefit 2. Ya’ll assumed a cash purchase of $78k - which was highly unlikely 3. This theory excludes housing benefits, tax dedications,…
