IZ taxes on new housing is the law of the land now near every transit station in Washington. The same formula applies regardless local area dynamics. Will totally crush development anywhere outside the most profitable areas to build.
What this misses is that IZ and taxes that fund non profit developers are often the only way to get political support for any new development at all
