Every Sunday we go to a local bar here in Spain for breakfast. Usually around 9/10am and as part of our meal they always serve 0.5l (p.p.) of house wine.

Real life example of buying properties in Italy, the timelines etc. This person bought them through a US LLC which is not advisable imo. Better to set up an Italian co or buy them as a private individual. In terms of timelines - give yourself between 3-5 months. Just in case.
A timeline. Bought 2 studio apartments in Arezzo. Offer in Aug. close Dec 11, 2024. Installed 2 kitchens, updated showers. All gov approvals for ST rental today (224 days from closing). Buying with USA LLC made it much more complex & expensive.
