I think uni at some point becomes very interesting but not sure what happens to the token if Labs IPOs. a16z is even trying to get rid of the Foundation model which plagued $UNI over the years

Onchain borrow rates on AAVE for USDC is around 5%. During the Jan 2025 top it went as high as 10% Markets are getting frothy, but it's still historically not as frothy as we've seen near past market tops. I believe there's still upside left on a multi-month time horizon
