For some of the new followers who aren't familiar with me: I run LME Investments. We purchase, upgrade, and hold apartment buildings in Los Angeles (city and county). We buy for cash flow, and focus on properties with significant room for improvement. DM's open!
I agree, though we know that traditionally, Blackstone and the like, would not take the relatively smaller checks that individual investors might write. Starting to change with the rise of investing through an RIA, but for many smaller LP's, a smaller GP was only option.

A 198-unit in Marina Del Rey (50 year old property) traded for around $62 million. This, along with the recent sale of a 400+ unit in Sherman Oaks, suggests there is still appetite for somewhat older, large properties in Los Angeles, at an attractive entering basis.
If you're a real estate investor and interviewing CPA's, be sure to hire someone who works with other real estate investors. There are some awesome CPA's out there, but if they focus mainly on restaurants or law firms etc, you might not get full range of advice you need.
One piece of advice for budding real estate investors, especially aspiring house flippers: Focus on getting credit card and other high interest debt paid off first, and build an emergency fund to pay all expenses for several months, before getting more active in real estate.

Interesting note: When real estate investors or the public refers to the Eastside in Los Angeles, many of them are talking about Echo Park, Silverlake, Glassell Park, Mt. Washington etc. Others mean deeper east Los Angeles (Boyle Heights and beyond). Worth noting the difference
What's the best real estate asset to own in an economic downturn? My guess would be class C multifamily (people living in B get pushed down to C), and maybe self storage (downsizing but don't want to get rid of belongings). Thoughts?

Note regarding 100% bonus depreciation being back: Also check your state tax laws. Not all states recognize this amount of depreciation so early on - so talk to your tax professional. Might impact your federal tax bill more than your state tax bill.
Given desire of state legislature to make it easier, and since it's one of the only viable paths to value-add in Los Angeles right now, it's almost mandatory that anyone buying focus on how many ADU they can build. Value-add deals with no ADU potential need to be even cheaper.

As much as multifamily gurus telling people to "scale" and buy huge assets and "delegate" sounds great, in real life, you REALLy need to learn how to buy right and operate right, before you grow. Ideally, start small and with your own money first.
AI application idea for multifamily brokers: You record voice samples. Then you record calls where you prospect to owners. AI asks you questions to understand content better. Then it takes that, learns and dials, talks to owners for you. Goal is to get you listing appointments.
In following things like the NYC mayor's race or events in LA, or fights over zoning nationally, it's clear to me that housing issues will be one of the major drivers of local politics for decades to come.
Fellow landlords: Do we think AI-based chat / chatbots are likely to replace email, login portals and calls to office, as a means of renters communicating repair requests? I've sensed this will happen, but wonder what it'll look like at a practical level.
