That feeling when you contact a FSBO building, tour it, meet the owner, he says he wants to list with a broker, you provide a BOV, he says he needs time to think over his next steps, and then he updates the list price to my BOV value 2 weeks later <3 I LOVE CRE !!!

This is a very big deal for many different reasons: - 1st big data center deal in NE Ohio that I’m aware of - If AWS is buying directly (rather than a developer), it could lead to other hyper-scalers entering the CLE market (!!!) - Likely shift of shows/conventions to downtown

I love on a cold call when the property owner says: “Are you calling to ask if I want so sell?” And I say: “No, just sharing some information with you. I thought it might be of some value.” Works like a charm.
Two important notes from Kevin: 1) Look at Hall of Fame Village in Canton. High vacancy and struggling to pay down debt obligations. 2) New retail in Brook Park isn’t additive to the region. It just pulls existing dollars from other suburbs. “We’re robbing Peter to pay Paul.”
I’m in favor of moving to Brookpark, but building 230k square feet of retail will be a disaster
