Breaking down the #1 Chick Fil A sales # makes it even more wild. $1,608,333 a month. $61,658 daily (52 Sundays closed) 14.5 hrs open daily breaks down to this CFA doing $4,252 an hour. Avg Customer Ticket $13.95. Means they are serving just under 305 people an hr. 💰💰💰
Throwback years ago at Del Mar opening day. Going tomorrow, 1,000% convinced it’s the greatest networking event in SoCal. I’ve met, become friends & invested w/ Shopping center owners, CEO’s of rocket ship start ups, & people who have changed my life. Always fire at Late Pick 5

#1 Deal Killer in retail leasing in CA? The city you are transacting in. Permits dragging 6 months- even w/ expeditors. Plan checks kicked back over inches. Tenants losing $$ before demo even starts. No bueno, something has to give. Who has a war story? #retwit #crex #leasing
Tenant Improvement Allowance! TIA is 85% critical in every deal currently. Not rent, not term, not increases. TIA. Dollar, dollar bills are being asked for & regularly granted! What’s the most aggressive TIA request you’ve seen lately in deal making? #cre #retwit #leasing
Went to Starbuck’s today & found out it is “No Sleeve For You” time!!! Unless you ask, you’re not getting a cup sleeve. Cutting costs? Testing patience? Brian Niccol’s shaking things up, wants people talking SBX- his first order should be slashing their crazy coffee prices!!!
A national tenant fired their internal real estate team. Outsourcing their real estate selection to a group that attempts to broker deals nationwide w/out knowing said markets or visiting sites. Upper mgmt making this decision is certainly a choice, glad I don’t own the stock!
Big Tour today looking at 14 sites. Always gets the juices going getting a “Yes” or “No” on new opportunities. As anyone in sales will echo, the worst response is a drawn out Maybe!!! @Bethazor1 is with me on this one!!!
3 Ways to Lease Space: 1) List it & wait 2) E-blast it & hope 3) Curate it, knock on doors, get creative & win Lots do #1 & #2. #3 is where the upside lives!! As a broker or Landlord, which one are you doing now?
Picking up this bad boy today, Going to be flying down the Coronado strand!!!

Fired up for my teammate Josette Odgers on closing her 1st deal. Her work ethic, growth, & willingness to step outside her comfort zone have been incredible. Proud to see her flair & red high-heel added to the San Diego wall amongst those ties- she’s here to make her mark!

Received a unique purchase offer. Buyer wants to join ownership as a partner for a 6 mo DD period. Operating his business out of 1 of the vacancies (paying $5k a mo during DD). A true test run at the property. Forfeits $10k if he walks after DD. Anyone engaged this way before?
Had a first today- someone completing a Landlord application stated the Excel doesn’t compute the math on all said Asset categories. Asked if we could do the math . Mind you, he doesn’t have strong financials & it would take him 20 seconds to add it up. Great 1st impression!
Enjoyed chatting with @3NDeveloper yesterday and hearing his story on how he got started. You can simply tell he’s a Go-Getter who makes things happen by communicating with him. Look forward to working on something together in the future!!!
Nothing better than receiving an aggressive offer to purchase a property from a novice buyer outlining 10 reasons why it won’t work clearly using Chat GPT. My response, “Well not sure why you submitted an offer and are wasting your own time since so many things are wrong!”
San Diego is showing off today. Enjoy your fourth with the people you love!

Red Flag Alert. A tenant who wants to be in any neighborhood around town to meet their budget. Immediately screams they don’t have a targeted customer bc no shot their exact client is in every trade area across town. No go!!!
Slick Rick still getting up. No longer the old Vince Carter hops, but still getting it done. Two kids from the Westside, proud of you!
Back in Cincy…@CoachJonPerry I got 5 fouls to burn every game #EveryJulyTilTheWheelsFallOff
Calculated Chaos. The life of a commercial real estate broker. Love it!
Sent 2 mass emails & have received out of office notes from at least 33%. Out of curiosity, even when going on a European vacation I don’t put one up. Reason being, I can still monitor email & if something is truly urgent handle it. Still recharge batteries. Wrong or right?
