Summary of the most important supply-oriented parts of the bill, including directing HUD to produce best practice zoning guidelines, streamlining environmental review, grants for places adopting pro-housing policies, manufactured housing reforms, and loan policy for multifamily.
This mega-package of bipartisan bills has been our full-time job since we started the team in 2022 What began as just "HOTMA 2.0" has snowballed into a serious down payment on housing that picks the low-hanging fruit, puts up real wins, & builds a bipartisan coalition for more!
Reviewing typeset pages of my new book - coming in February 2026. 🥳 (It’s available for preorder now if you’re so inclined; preorders really help!)

I’m trying to set up internet at a place I’m moving into, and the level of non-linearity of what should be a very simple process makes this almost seem like a prank.
Appalachian Power lost $81 million operating its three WV coal plants in the 12 months ending in February, according to new PSC testimony. That's double what the company previously disclosed. wvpublic.org/story/energy-e…
As an affordable housing builder deeply engaged in Austin housing politics, I can tell you this video straddles the line between misinformed and outright lying. Musk and Thiel aren’t involved in Austin housing policy *at all* (Probably why it presents no actual evidence of that.)
Billionaires like Elon Musk and Peter Thiel are trying to destroy affordable housing in Austin and replace it with luxury condos. In a city where evictions are at record highs and homelessness is skyrocketing, residents have had enough. Now, they're fighting back.
I'll add: New housing, with fewer bedrooms and yards, is also not always family-friendly. But the empty nesters who can afford to live in the new building vacate their old home, which is family-friendly. The family-friendly benefits of new housing are indirect as well.
New housing is expensive and not affordable to the poor. But the people who can afford to live in the new building vacate their old home, which is affordable. The affordability benefits of new housing are indirect.
It's difficult to underscore just how many ideas and reforms are inside this big bipartisan housing bill. And it's a huge achievement that its got full buy-in from the leadership of the Senate Banking Committee. Here's just a taste:
Late breaking news: Sen. Tim Scott (R-S.C.) and Elizabeth Warren (D-Mass) have released a massive bipartisan housing bill ahead of a markup expected next week. Read the 315-page bill here: punchbowl.news/wp-content/upl…
YIMBYtown in New Haven is going to be incredible this year. An awesome time to celebrate the bipartisan momentum for pro-housing reforms across the country and continue to work toward doing even more. Check out the set of topics and speakers here: yimby.town/schedule-2/

Just learned that our “Rethinking Load Growth” paper is the most-downloaded publication in the 20yr history of @DukeU @NichInstitute, by a large margin.
The cost of housing is just too high, forcing people to endure longer commutes and worsening our climate crisis. My Build More Housing Near Transit Act will encourage the construction of low- and middle-income housing in transit-served, walkable locations.
Thrilled to announce today @RepScottPeters, @RepBlakeMoore, @brianschatz, & @Jim_Banks are reintroducing the bipartisan Build More Housing Near Transit Act! The bill protects taxpayers & transit riders alike from federal transit grants to cities that ban housing near transit👇
"The public is already frustrated with government for unkept promises and sluggish services. If our leaders simply manage cuts to avoid upheaval, that frustration will only rise. Now is the time for intelligent disruption." Extremely sharp from @pahlkadot and @robertmgordon.
Weakening city council members ability to veto land use changes is the best argument *for* the charter revisions. The reforms will lead to much more meaningful democratic input and responsiveness to a broader public.
The Charter Commission’s Final Report significantly weakens the City Council’s role in land use decisions. This shift toward executive control undermines democratic oversight and meaningful public engagement. I stand with my colleagues who are fighting back. Our statement below:
📉 The U.S. built just 322 miles of major transmission in 2024. That’s less than 10% of what’s needed annually to keep the grid reliable and affordable. If we don’t build the grid, strategic industries can’t build their future. Learn more: bit.ly/4f1Beea
