I am disturbed by the number of clients with fully entitled - yet economically infeasible - denser multi family projects now looking to re-entitle for low density townhomes. Current law permits a whopping 100% densify bonus yet capital is smiling on only 15-20 d/u per acre 🤦♂️
AB130 is already bearing plentiful fruit! Today the City of Beverly Hills confirmed in writing that 4 of our builders remedy projects are eligible for the AB130 CEQA exemption. Before the law was enacted the city demanded full EIRs. This will save us years not months.
Disappointed in this - Santa Monica isn’t in a solid financial position rn, and the park would benefit immensely revenue wise from just 15%+ of it used as housing. (Not to mention fact it would bring 24/7 eyes on park, more daily users, and provide needed units)

AB1294 from @MattHaneySF is a great idea - a standardized housing application form that streamlines the very important front end part of the entitlement process. Unfortunately it’s running into troubled waters in the Senate and may not survive. What’s up with CA’s upper chamber?
We are on the receiving end of some big league cognitive dissonance from both certain CEQA consultants and cities about the new AB130 CEQA exemption. Sorry folks but its the law. Adopted for a very good and intentional reason. Now implement it and dont f—- around!

For years, CEQA has played a major role in what gets built and where. A new reform could speed up housing in urban areas, and developers are already responding.
Reminder: The budget trailer bill AB 130 also subjects the California Coastal Commission's review of housing project permit applications to the same timelines that apply to local jurisdictions under the Permit Streamlining Act.

Those of us in the development industry have complained extensively about organized labor’s CEQA tactics. But today we should acknowledge and thank the Carpenters Union for their leadership and pragmatism which was crucial to AB130’s passage. More housing = more jobs for CA!
